Everything you need to know before you commit to a plan.
You're billed based on the number of active properties in your account each month. Standard is $0.75 per property per month, and Pro is $1.25 per property per month. Add a property and it's billed from that point in the month; remove one and you stop being charged for it the following billing cycle. There are no hidden seat fees or inspection limits.
Your trial gives you full access to your chosen plan — including AI transcription, video recording, offline mode, and report generation — for 14 days. No credit card is required to start. At the end of the trial you'll be prompted to add billing details; if you don't, your account is paused rather than deleted.
Yes. You can upgrade or downgrade at any time from the dashboard. Upgrades take effect immediately and you're billed pro-rata for the remainder of the billing cycle. Downgrades take effect at the start of your next billing period.
We handle proration automatically. When you add a property mid-cycle you're charged only for the days remaining in that billing period. When you archive a property you stop accruing charges for it the following month. You'll never be billed twice for the same property.
Both Standard and Pro include unlimited properties — there is no hard cap. The per-property rate stays the same whether you manage 5 or 500. If your portfolio exceeds 200 properties, talk to us about an Enterprise plan for volume discounts and a dedicated account manager.
Standard supports up to 3 inspector seats and Pro/Enterprise supports unlimited seats. All seats share a single billing account — no per-seat surcharges.
All paid plans include AI transcription (your walk-and-talk voice notes are automatically transcribed), AI description generation (each issue gets a structured write-up from the transcript and photos), and AI condition comparisons (ConditionIt compares current inspection data against your previous entry to flag changes). No extra usage fees apply — AI processing is included in the per-property rate.
A new tenancy cycle starts when you conduct a new entry inspection. The base plan retains inspection videos for one full tenancy cycle, meaning you get both the current and past tenancy cycle videos. Enterprise customers can negotiate custom retention periods. Report descriptions and photo attachments are stored indefinitely.
Yes. The mobile recording interface is fully offline-capable. You can conduct an entire walk-and-talk inspection — video, photos, and voice notes — with no connectivity. Once you return to a Wi-Fi or mobile data connection the inspection syncs automatically. This is particularly useful for rural or basement properties with poor reception.
Pro plan agencies can upload their logo and set a primary brand colour that appears on PDF inspection reports, the tenant-facing sharing portal, and email notifications sent through ConditionIt. This removes ConditionIt branding and presents the reports under your agency's identity.
Enterprise is designed for agencies and property management groups managing 200+ properties who need volume-based pricing, API access to integrate with trust accounting platforms (PropertyMe, MRI, Console Cloud), single sign-on (SSO), a dedicated account manager, and a formal SLA. We accept all major credit and debit cards (Visa, Mastercard, American Express). Australian and New Zealand customers can also pay in AUD and NZD respectively. Enterprise customers can arrange invoice-based billing on request.
All inspection media (video, photos, audio) is stored in secure, ISO 27001-certified data centres in Australia. Your data never leaves Australian-region infrastructure. Each organisation's data is fully isolated — no cross-tenant access is possible.
